Pretty nice, not ideal. The best waterways should be connected to something else, whether it be other people, shops, a park, etc or at least some sprawling rivers/streams/other bodies of water that let you travel. They should also be clean enough to swim in.
 
Our current house at least has the first part going for it, even if it is a muddy dammed up river of a lake, we can still take a boat into town. Now if only there was more stuff with lake access. And we had our own proper boat instead of just having really generous and friendly neighbors.
